Home Information Pack

Our current home buying and selling process is slow, expensive and uncertain. Most buyers are provided with little or no information about the energy efficiency of the home they are considering buying. Home Information Packs are intended to improve the homebuying and selling experience for consumers and to reduce the carbon emissions from homes. The Home Information Pack regulations will require a Home Information Pack to be compiled for residential properties that are marketed for sale.

The Home Information Pack is intended as one element of a series of both Government promoted and market-led reforms aimed at improving the home buying and selling process in England and Wales. By making key information available to both buyers and sellers early in the transaction process it is expected that HIPs will lead to reduced transaction times, a reduction in wasted costs and more certain and transparent transactions. The key documents to be contained within the Home Information Pack are:

  • A mandatory Energy Performance Certificate (EPC)
  • The basis of the contract, including the terms of sale
  • Evidence of Title (office copy entries)
  • Replies to standard searches
  • Seller's Property Information Form
  • Warranties and guarantees
  • Planning consents and building control certificates
  • Other information for leasehold properties
